Sumario:The urban space is a complex system understood as a result of the dialectical relationship between the social and spatial, whose processes result in an uneven urban development in a global context marked by the dominance of globalization and neoliberalism. The aim of this work is to reflect on the processes that affect the construction of the city based on the analysis of the dynamics of residential land production, the recognition of social actors and their interrelationships. Methodologically, three opposing and/or combined dynamics are identified in the metropolitan area of Tucumán (real estate, state, and informal production). In addition, the evolution of urban land is compared in two spatial-temporal sections (2000 and 2023). The study shows that real estate production is mainly directed towards social levels with greater resources, while informal production is directed towards low-income families with limited purchasing power and vulnerable conditions. The socio-spatial formation of the metropolitan area is based on a combination of decisions and actions at the local and market levels. This results in a fragmented pattern of urbanization that accentuates socioeconomic inequalities and increases social exclusion.
