This phenomenon operates as a mechanism for expelling inhabitants from these "strategic zones", which are generally undervalued due to urban degradation-a result of urban and economic, and social policies. Design and the star architects, aligned with the interests of the developers, projected or restored an emblematic building in a degraded area, creating a "catalyst building" or model to attract investment and improve the surrounding area.  Similarly, we note that design exhibitions replicate these dynamics by temporarily highlighting a degraded area of the city to promote real estate development there. The case of Casa FOA falls within this framework, supported by the sponsorship of various private or state developers. It acts as a dispositive that, leveraging the symbolic capital of its directors and using design as a tool, enables and promotes real estate speculation, ennobling and gentrifying an area, encouraging displacement and spatial segregation. To achieve this, the different headquarters are presented as "notable buildings", showcasing a fictitious recovery and heritage recognition, even though they will later be demolished to make way for the constructing of the " catalyst building". Entre la arquitectura, los desarrolladores y el mercado de suelos, observamos un fenómeno que, históricamente, promovió el desarrollo de la ciudad, al tiempo que acentuaba las desigualdades, operando como mecanismo de expulsión de los habitantes de estas “zonas estratégicas”, generalmente, subvaluadas por la degradación urbana, producto tanto de políticas urbanas como económicas y sociales. El diseño y los star architects, funcionales a los intereses de los desarrolladores, proyectaban o recuperaban un edificio emblemático en una zona degradada, conformando un “edificio catalizador” o modélico, para atraer inversiones y mejorar la zona aledaña al edificio.  Asimismo, advertimos que, las exposiciones de diseño, reproducen estas mecánicas, visualizando temporalmente un punto degradado de la ciudad, para promover el desarrollo inmobiliario allí. El caso de Casa FOA se inscribe dentro de esta operativa, a través del patrocinio de distintas desarrolladoras privadas o del Estado. Actúa como un dispositivo que, a partir del capital simbólico de sus directores y utilizando el diseño como instrumento, habilita y promueve la especulación inmobiliaria ennobleciendo una zona e incentivando la expulsión y segregación espacial. Para ello, las diferentes sedes, se presentan como “edificios notables”, mostrando una ficticia recuperación y reconocimiento patrimonial, aunque, posteriormente, serán demolidos, y se construirá el “edificio catalizador”.
